Marketing Your Home In MARCH 2023!
According to recent reports from Rightmove, March is the one of the BEST and strongest months of the year to market your home.
Rightmove shared that;
- Their analysis revealed that March is one of the strongest months of the year to sell a home, having the highest number of buyer enquiries per property for sale on average over the last five years.
- While new listings are also highest in March, strong demand from buyers in the month means March sees the highest competition for the homes available.
- As the spring surge gathers momentum, home-moving activity throughout the Wirral continues to ramp up.
- New homes marketed are up 11% in the last three weeks compared to the same period in 2022.
- Buyer demand is up 32% over the last three weeks compared to the same time last year
- Home-valuation requests to estate agents are up 27% since the start of the year compared to the start of 2022.
- Homebuyers searching for gardens have jumped by 70% in two years, as more people continue to look for outdoor space following.
Often one of the first port of calls for prospective homebuyers, Rightmove compared moving trends over the last five years, importantly excluding 2020 to account for the periods when the market closed.
Results showed that March is the month when the highest number of prospective buyers are enquiring about each property being openly marketed on average.
This means that competition between buyers is at its strongest in March on average, providing an opportunity for many would-be sellers to have a good chance of marketing and ultimately selling their home.
To date approximately three quarters of all properties marketed are successfully finding a buyer in an average of 39 days, compared to an average of 59 days over the last five years.
The number of new Wirral homes and homes throughout the UK coming to market is also historically at its highest during March, though the high levels of buyer demand seen in the month means March is still the strongest month to achieve a Sale Agreed.
Like the Gregorian calendar, April is reported to be the next strongest month to sell, based on market competition between like for like properties and buyers for each available property.
As the 2023 spring surge gathers momentum, the level of Wirral home-moving activity continues to increase with areas like Pensby seeing multiple homes marketed within close proximity.
Rightmove also reported that the number of requests to estate agents across the board to value a home from those thinking about making a move has increased by 27% since the start of the year, compared with the start of 2022.
While we all hope and dream of warmer weather, buyers are hoping and dreaming for garden space. enquiries from prospective buyers searching for a garden has jumped 70% since January compared to January two years ago, as more and more people are looking for outdoor space heading into spring and summer.
Rightmove noted that;
